Am I required to make my property available to Section 8?
No; We have found that Section 8 tenants and the neighborhoods where Section 8 homes are typically located do not meet our standards, thus we do not deal with those properties. -
Are you licensed?
Yes; Property management firms in Texas must be licensed through the Texas Real Estate Commission. -
Can I reach you after hours?
Yes; Our company has an after hours emergency phone number for you or your tenant’s exclusive use when waiting for the following or next work day would be impractical. -
Can you put the money directly into my account?
Yes; We create owner statements and forward all net proceeds via ACH to you by the tenth of each month. -
Do I get to see the lease or sign it?
Yes; We use the standard Texas Association of Realtors standard lease agreement for all new tenancies. Copies can be sent directly to you upon request. -
Do you sell real estate too?
Yes; We have in-house agents as well as associate Realtors who sell rental properties. -
How and when do I get my checks?
As mentioned above, we create owner statements not later than the 10th of each month. Statements are posted to your account online with funds sent via ACH or check (if preferred) at that time. -
How is rent collection handled?
Residential Leasing collects rent from tenants based upon how the leases are written. Our accounting department works diligently to ensure that all rents are collected and paid to property owners on time. -
How long of a lease do you sign?
The standard TREC lease is for 12 months unless alteration is requested by the property owner. -
How much security deposit do you charge the tenant?
The standard security deposit is equal to 1 month's rent. -
How soon can you start managing my property?
Normally within 24 hours of a signed management agreement. -
What type of properties do you manage?
We manage single family, duplex, triplexes and fourplexes, condos, small multi-family, mid-rise, high-rise, etc. -
What type of reports do I get and how often?
Monthly statements, periodic inspections reports, tenant move-out inspection reports, as well as others, as requested. -
Who holds the tenant security deposit?
As an insured company, licensed by the Texas Real Estate Commission, we typically hold tenant security deposits in bank escrow accounts.
